Government Initiatives



The government of India came up with two major projects that are likely to enhance the real estate demand in the country. The first being creation of 100 smart cities and second is ‘Housing for all’ project. Government of India’s 'Housing for All' initiative is expected to bring US$ 1.3 trillion investments in the housing sector by 2025. Under this scheme, 60 million houses are to be built which include 40 million in rural areas and 20 million in urban area by 2022.


Real Estate Bill was passed  to establish a real estate regulatory authority (RERA) for regulating and promoting the sector. The government has already taken several below steps to boost the real estate sector 




• Real Estate Regulatory Act • Benami Transactions Act • Boost to affordable housing construction • Interest subsidy to home buyers • Change in arbitration norms • Service tax exemption • Dividend Distribution Tax (DDT) exemption • Goods and Services Tax • Demonetisation • PR for foreign investors


The introduction of RERA has enabled the greater transparency and ensures that the interests of all interested parties and in particular the consumer, are protected. It ensures a consistent metric of measurement and puts in place requisite timelines. The builder also has to provide an affidavit declaring that the land has clear title and is free from any encumbrances. All these initiatives if implemented well will go a great way towards enhancing the credibility of the segment.

    1) why is company's Operating Margin falling for the past 10 years?
    2) inventory & trade receivables have been climbing from FY15. Sales has been much lower than inventory?
    3)The avg finance cost for companies in India is 8.5 %. This company is paying interest @ 14-15%…This means lenders are not able to trust the company?
    4)A strong political affiliation exists between Company Management and BJP?

    1. Need to compare with industry average or with peer companies, net profit margin came down to 20% because the building material cost has gone up in the last 10 years . Inventory in the housing segment we always give better returns than last year because real state read or always appreciating. Company generally take the loan according to the project requirement due to this reason interest cost is fluctuating. BJP government is in Gujarat for more than 15 years so company executing some projects with garment but it is done through the fair bidding process.

    1. You can calculate @ average circle rate for 22,000,000 ft.² residential land around Ahmedabad

      Details of contingent liabilities are given in annual report 2016 - 17 and mostly it is to tax dispute with text department

    1)Total interest cost for the company is varying between 25-30% of the total income. This is even higher than the net income. For its peers such as Kolte Patil, this is around 9%?

    1. Year end result is coming in next few weeks and we can expect similar or better growth in coming years. We can expect around 20% cagr. It is continuous process for housing sector companies to complete one project and before completion start another project. no need to monetise the land but to continuously use this land to develop the housing project and buy more low cost land to maintain the land bank for future use

    If we see year on year sales and net profit last 5 years its constantly increasing..so its very good.
    But if we see consolidated debt last 5 years its increased from 177 crore to 555 crore and book value also came down last year 242 rs and now 171 rs.
    Whats the reason for that?

Company debt is related with size of housing project so it is fluctuating time to time. in the housing companies we can I assume the constant growth or constant business volume and its inventory is not a depreciating or negative because it is asset which can give sooner or later much better return to the company. Book value came down because company has issued bonus share 1:2 in July 2016

    Gati-13%, Deepak Nitrite-11%, Sintex Plastic, Kesoram, Nitin Spinners, ABFRL -10% each, Omkar Speciality-9%, Orient paper-7%, Pennar & Surana-5% each, Shree Pushkar-4%.
    I can invest another 8% of my current portfolio, should invest whole amount in GHCL or increase the allocation in existing stocks(Sintex Palstic, Nitin Spinners & Kesoram)

There was clear message about the company and the management, I have given my view about irresponsible behaviour of promoters and take action accordingly in the future.     Your Picks are always excellent bt i am having opposing view on this stock In this case from last 4 years ROC /ROE /ROA is not in favorable .I may be wrong but i think it is Fudamently weak stock but can be a good speculative bet. However it is the best out of the sector ,But Hotel industry which is cyclic in nature offer good value for money at least for next two years What are your view if i pick basket approach and construct my protfolio of 20% in hotel sector ( lemon tree hotel 25% Kamat hotel 20% Royal orchid 25% Indian Hotel 15% EIH Ltd 15% )

Yes, from last 3 -4 years housing and construction stocks unable to perform well but which housing sector stock has given better ROC/ROE/ROA then Ganesh housing.It still able to maintain the good profit margin during this period and able to give consistent dividend through rough period. Now we can expect much better time ahead for housing and construction sector and this will lead the segment.

      Sorry not tracking most of the hotel sector stocks mentioned above, E I H is good stock with expected return around 15% per year for long-term investment only

      Company is genuine with wide range of products and very strong presence in specialty chemical, Company holds several patent and several in process to getting the patent approval.

      We have invested in several companies and ready to bear profit and loss but irresponsible behaviour of the promoter is not acceptable. In last few months they are unable to report or disclose the informations on time to exchanges and to investors.

  81. Madam always stressing one important point “we can accept profit or loss but not the irresponsible behaviour of a promoter” - this is exactly happened with Vakrangee. It's ~0.5% of my portfolio, bought it around 3 years back when it was trading around 80 n seen it’s raising from 80 to 500 n falling back to 110, I was enjoying the ride whether it’s going up or falling back. Learning a lot n taking certain experiences from this journey.

    This recalls other important learning what madam taught us - We have to look for product demand, sustainable future growth, and high caliber and honest promoters along with the price what we pay. We needn't to bother much about "High debt, promoters share holding, promoters share pledging, etc." if the promoters are good and caliber, they can take any business to the next level.

    When I started my investment journey, I always use to look ONLY for "P/E, last 5-10 years ROE and ROCE, sales growth and profit growth, etc.,", that's how I landed in Vakrangee few years back (Other classic example on the same line is RS Software - it was so good in numbers when I was analysing 2 years back)

    1. Alcohol and beverage are seasonal stocks and it is not right time to buy it now because generally price will go up in Q3 - Q4 and stocks will start correcting in Q1 and Q2. If you want to buy then entrer during some correction in coming months
